Individual Leases
Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
Flexible Floor Plans
The Rocks has nine spacious floor plan options so they will easily be able to find one to suit their needs. We have two-bedroom, three- bedroom, and four-bedroom apartment homes. They each come fully furnished and with a Smart TV in the living room.
On-site Professional Staff
Our maintenance staff will respond to your maintenance issues quickly and professionally. The Rocks offers 24-hour emergency maintenance as well so that your student’s comfort is not affected.
Resident Events to Keep Students Involved
While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At The Rocks, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, from resume building classes to gaming tournaments. We will also keep our residents connected to events going on at Michigan State University, as well as events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing The Rocks as a Living-Learning environment!
What is included in the rent?
The Rocks rent includes: Internet, parking, sewer, trash, washer & dryer, and access to all of The Rocks’s amenities along with a wonderful staff that is there to help you anytime you need them.
What does it mean to have an individual lease?
Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of The Rocks for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why The Rocks is your student’s best housing option!
Do you allow pets?

What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. If it is an emergency, please notify the front office immediately.
What furniture is provided?
The Rocks is fully furnished with a full-sized mattress, bed frame, bed side table, desk and chair, and a four drawer dresser. The living area comes with a comfortable couch, chair, coffee table, side table, and an entertainment stand. The kitchen comes fully equipped with bar stools, stainless steel appliances, a full-sized refrigerator, microwave, dishwasher, and a washer & dryer.
How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox located inside your building. Your packages will be delivered to the package lockers in the The Rocks clubhouse and are available for pickup 24/7.
What do I need to bring to my new apartment?
We suggest that you bring:
- Decorations to make your new room feel like home!
- Bedding for a Full-Size bed
- Toiletries
- Dishes/Cookware
- Cleaning supplies
- Curtains
What if I don’t have a guarantor?
All residents are required to have a guarantor or can self-qualify. Please contact our office for further questions
What are the typical lease terms offered at The Rocks?
The Rocks generally offers 12-month lease agreements that align with the university academic calendar, typically beginning in August and ending in July. This structure ensures students have secure housing throughout the fall, spring, and summer semesters without the hassle of moving mid-year.
Can I choose my own roommates at The Rocks?
Yes, at The Rocks at MSU, you can absolutely choose your own roommates if you already have a group in mind! If you are looking solo, we also offer a roommate matching profile that pairs you up with others based on things like study habits, cleanliness, social preferences, and overall lifestyle compatibility to help find the perfect match.
What is the application process like for The Rocks?
Applying to The Rocks at MSU is simple! Everything is done completely online, and we are happy to help you throughout the entire process if you need any assistance. The application just involves filling out some basic information, uploading a verified ID, and choosing your qualification method—whether you are self-qualifying or adding a guarantor. From there, you’ll just need to submit the required documentation, such as proof of income or proof of enrollment, to wrap up the process!
What are the typical upfront costs and fees before moving in?
Before you move in, you can expect to pay an application fee of $65 and an administrative fee of $175, along with a security deposit. All of these fees are clearly outlined in detail as you go through the online application process so there are never any surprises.
